Who is Rochester Land Baron, Sure Luck Homes?

A  little known company named "Sure Luck Homes 017, LLC" recently came into the public eye last Thursday (6-7-12) when they tried to evict the Windom Bey family from their home of over 40 years after the City of Rochester and American Tax Funding teamed up to railroad the family out their longtime home through bogus code violations and an unjust tax foreclosure (for more on this story see, Amid Protests, City Marshal Grants 10-Day Stay on Eviction of Windom Bey Family). Even though Sure Luck Homes 017 bought the house for $4,000 after the auction, according to the family, Sure Luck Homes would only sell it back to family for $20,000, 5 times what they paid for it. A company whose practices could be so heartless and devious warrants a deeper look.  

 

But who exactly is Sure Luck Homes?

The address listed on most legal documents for Sure Luck Homes is 2117 BUFFALO RD. SUITE 290 ROCHESTER, NEW YORK, 14624--however that is only a mailbox at a UPS store.  According to the New York Department of State, Sure Luck Homes 017, is simply one of 28 shell companies created by the owner to protect indentity and assests for single entity real estate deals.  In other words there are literally 28 Sure Luck Homes (i.e., Sure Luck Homes 01, Sure Luck Homes 02, .... Sure Luck Homes 28 etc.).  According to public records that only person attached to any Sure Luck Homes properties is Matthew P. Wood.  According to other public records Matthew P. Wood lives at 159 Independence St. in Rochester, NY a house now owned by Sure Luck Homes 010. 

 

Does the Land Baron Pay His Taxes?

Matthew P. Wood, through MWood Estates, LLC, is also the owner of 65-67 Chestnut, a vacant 9 story office building downtown for which he is $17,836.24 behind on his city property taxes and over $9,000 behind on county taxes.  In a stroke of irony, American Tax Funding began foreclosing on Matthew P. Wood on May 25, 2012 in order to recover the building.
